Since we have agreed to gather leads not only from Romania, as you can see from the link you’re reading, following our agreement, we have activated the domain publiusdubai.com, which holds significantly higher credibility in Germany, Austria, and Switzerland (German-speaking countries) compared to publius.ro—a domain that will be instrumental in growing our follower count to 100K across Europe, likely by September.

Over the next week, my team will need to produce even more content to maintain a leading position against the 30 creators worldwide with similar influence that we are competing with.

2️⃣ Strategy – Sketch, To Be Refined

If we agree on the plan for the next 16 days—two days of this week plus two more—I will allocate approximately 70% of the content to strengthening lead generation by publishing visible ads on the page, along with targeted campaigns aimed at leads with an annual income of over €500,000 / 2,000,000 AED.

The kind request 3.1 is based on the truth that most European agencies refer to the method of capturing a qualified lead’s attention as a "hook" and "bait," acting exactly like fishermen. Given my profession, I use the same method—but the key difference that brings the most business-savvy clients to Publius is that we rely only on real, up-to-date information, refreshed weekly. To fully leverage this approach, I need your support in ensuring access to the most relevant market data and achieving a strategic alignment on lead qualification criteria.

3.1 Weekly Access to Hot Offers from Developers

It is crucial to have hot offers from developers every week, especially for super-projects where Expressions of Interest (EOI) are launched. This gives me a major advantage over all competitors in Romania, as none of them have the reach and impact of Publius via Meta, which is where approximately 80% of all qualified leads originate.

3.2 Re-establish communication with Damac through Issac Anyompeh and with Sobha through Mira Saurkenova. Once I get your approval, I will verify whether they are still in their roles or have changed jobs since 2023. I prefer to split the commissions as we agreed rather than risk another situation like what happened with the Azizi client or the four-month delay in commission payment from Damac

3.3 Engage in intensive group communication with Ronalyn to scan the market every Friday (end of the week) and every Monday (beginning of the week) for the hottest offers, including EOIs from: Meraas, Arte Developments, Aldar, MAG, Danube, Imtiaz, Binghatti, Ellington Properties, Luxe Developers, and Arada.

3.4 As I mentioned, I already have a client for company formation, bank accounts setup, and apartment purchase (Mihai Mureșanu) and in the pipeline a second (Florin Brabete) — which makes sense to invoice from Dubai. They are still leads as I’m not yet 100% certain on their down payments, but I need your approval to invoice them (for example, through Nextgen Realty Real Estate LLC) in EUR, or if you don’t have an account in this currency, in AED.

💡 Why this makes sense:

  • Even though the amounts aren’t large, they would efficiently cover my travel & operational presence in Dubai under your company, as a partner of Phenomedia. If I invoice from Romania I pay more than 9% taxes which is not 100% efficient for our purposes. So if there is no other way we could use the money for our projects minus 9%.

  • This approach allows me to bring qualified leads to Dubai for acquisitions, meaning you don’t have to dedicate extra human resources for this phase.

  • It also helps that I am fluent in Romanian and German, which is a strong advantage in negotiations.

3.5 For company formation, I have been working with https://best-solution.ae/ so far. They are efficient and offer some of the lowest prices on the market. Please analyze if you have a more affordable partner than them, as the consulting part I provide is the most valuable aspect. My clients only need an active company and visas.
